08/31/2026 - HOA BOARD MEETING DATE CHANGE - Due to logistics, the scheduled HOA Board Meeting on September 3rd is postponed until September 10th.
08/27/2026 - INSPECTOR IN NEIGHBORHOOD: Sending a notice that a consultant will be in the neighborhood around 10:00 AM this morning for a couple of hours. They will be conducting an inspection and reviewing the details of work needed on multiple homes, primarily focusing on the roofs.
08/05/2026 - SPRINKLER SYSTEM UPDATE: The sprinkler leak was in a main 6" line on the system. The parts to repair have been ordered and the system will remain down until the parts come in and repair can be made.
There is no estimated time of completion at this point. We will send updates as we learn more.
08/03/2026 - SPRINKLER SYSTEM: The sprinkler contractor is currently working on a major leak. The system has been down for a couple days again.
As a reminder, any communications regarding your sprinkler system need to go through the board and not directly to the contractor.
08/01/2026 - SPRINKLER UPDATE:
The system is up and running but the contractor is still working on getting all the heads set and controllers corrected. They did find a major leak on the east end of the subdivision that they will be working on Friday.
Sprinklers are to be set to run from 4 am to 10 am every day. Any sprinklers that are running outside of this time frame should be reported to the HOA Board at willowbrookbf@gmail.com. Please also use this method to report sprinklers not running or that need adjustment. We track these and relay these to the contractor to ensure they get fixed.
Please also remember that per the covenants, the HOA Board and their contractor are fully responsible for the irrigation system. No homeowner may make any repairs, exchanges of components or adjust the controllers. This was agreed to when your home was purchased as you accepted the covenants. We request that any tampering cease as future infractions will require action by the HOA. Costs for fixing these infractions cost all the homeowners.
07/08/26. THE SPRINKLER SYSTEM IS BACK UP! The crews will be working over the next several days to check all the sprinkler heads and controllers.
07/06/26 GOOD NEWS! The sprinkler parts are on the way!! The contractor hopes to receive them late next week and will install them as soon as they arrive!
Hail claim status… still waiting on the consultant to produce the repair estimate.
05/15/2026 Due to the dry condition of the lawns and potential rain Monday and Tuesday. No mowing will be completed on May 18th or May 19th. We will monitor the condition of the lawns and determine the action for the following week.
05/11/26 The Consultant/Contractor had to reschedule due to a conflict. We will now be on site WEDNESDAY MAY 13, 2026 starting 8:30 am to look at units for the 22 Hail Storm Damage.
05/07/2026: The consultant/contractor will be completing a site visit on all units on TUESDAY MAY 12, 2026 starting at 8:30 AM. This is to determine the estimated cost of the repairs to complete the 22 Hail Storm damage. A board member will accompany him and they will be on the roofs and in the yards for inspection.
If you had interior water damage from the hailstorm or from Tuf's repair work, please notify the board prior to the walkthrough so we can try to look at those repairs too.
It has taken some time to get through all of the needed documentation with the consultant and find a time to schedule the site visit. We estimate we may be able to have a Special Meeting to discuss our direction in 3-4 weeks.
The irrigation repair parts have been ordered and when they arrive, we will work to get the system back up. It sounds like maybe 4 weeks to get the parts - hopefully sooner!

03/24/26: Update
2026 Annual Homeowner's Association Meeting was held last evening.(Official minutes will be posted at a later date after board approval). It was productive! We were able to make contact with a consultant that will help us move forward with resolution to our hail repair issues. Thank you John Burke for the referral! A discussion was held about our options. We are now awaiting information from the consultant and a member meeting was tentatively scheduled for May 18, 2026 to revisit this issue and move forward.
Discussions were held regarding ways to cut costs for the HOA budget and the board is working to that end. Another discussion regarding budget will be held at the follow up meeting.
The board is excited to welcome new board members Vonna, Abby and Angela! The additional help will be fantastic!
Mowing will begin once the grass has matured to a cutting length.
We will post a message here when we know the date!
A new mowing schedule has been established to provide more consistency for the Homeowner's.
MOWING SCHEDULE FOR THIS YEAR IS:
Monday and Tuesday (Wednesday as an overflow/rain day) Starting at 8 AM - until finished.
Monday morning will start along Ziebach Street and work toward the football field. So, If you are on Ziebach Side - Mowing is Monday and the Football Field side it is Tuesday. Homes in the middle Monday/Tuesday. Make sure your yards are cleaned up. Pet cleanup fees will be charged. If you have items (decor/trampoline/swing set) the homeowner is responsible for moving these items due to liability issues.

11/02/2025: The Snow Removal Contractor has placed fiberglass marking posts on the corners of concrete to aid in snow removal without damage to adjacent areas. Please do not move or remove these and do not allow children to play with them. If they are knocked down, please replace them in the same location or notify the HOA Board so we can get them set back in. Thank you!
10/24/25: The lawn maintenance contractor will be working on cleaning up fall leaves October 27- Nov 1. They will be in your back yard if there are a lot of leaves in there. Please have yards cleaned up of items and poop. If yards are not cleaned up, fines will be assessed per covenants and multiple notices to homeowners. Mower will be used to mulch the leaves to reduce the cost of raking and bagging. They are not mowing the grass - just taking care of leaves.
10/14/2025: We have hired All American Inspection Company to review the work status of TUF Restoration. They will be on site on OCTOBER 15, 2025 and will be looking at all exterior work on all affected units to determine if all the work is complete or what remains for TUF to satisfy their obligation. The report will be reviewed and handed over to the attorney and the insurance company to aid in resolution of the issues with the Hail Damage Claim from 2022. TUF is currently working to provide documentation to the Insurance company and our attorney. We are moving in the right direction at this time.
10/07/2025 Fall Maintenance Update:
Mowing will be ending in the next few weeks with the last mowing being short to force dormancy.
Members with pets: Please clean up your yards. Some homeowners will be receiving fines due to failure to clean up and the mess it causes to equipment. Please note that besides sanity reasons, the waste in one yard can be spread to other yards through equipment and cause other pets to get worms even after the mowing contractor tries to clean up.
The mowing contractor will be completing some edging of sidewalks with both mechanical and burn related processes. They will have the proper fire protection equipment. They will also be trimming some trees within budget constraints.
We are still working on the irrigation system. But it will be winterized soon.
08/25/2025 A new member letter is added to Forms and Documents. This was mailed to all home owners.
08/21/2025: Mowing Contractor is skipping mowing this week as to not stress the grass and will begin mowing on Mondays & Tuesdays for the rest of the season. Irrigation: Contractor has found repair parts for the well pit that are within our budget. He's hoping to have it repaired in the next few weeks. Let's keep our fingers crossed that he doesn't find any further damage once they start taking it apart!
Winter shut down of the irrigation is around September 15th.
06/24/2025 Irrigation Update: We are still trying to get estimates for the repairs but due to the declining condition of the grass we plan to do some minimal watering. We will have the system manually run 1/2 of the system at a time on one day and 1/2 the next day and continue alternating for several days to help the grass.. We will have to pump the well pit with the leak while the system is operating, so there will be water running down the street while we do this.

Irrigation Update: We initiated the irrigation start up last week. The sprinkler contractor found a leak in the well pit on a major component of the system. Initial estimates were $10,000 to repair. The board has requested other contractors to provide estimates for the repair to make sure we are spending the HOA funds in the best possible way. This may take a couple weeks to figure out. You do have the option to water your own yards on your own water system with sprinklers in the mean time. We will keep you posted as soon as we learn anything further. Thank you for your patience with this unanticipated issue.

HAPPY SPRING!!!
Matt has begun mowing. He is monitoring the yards and making sure we are cutting when needed and holding off when its not needed. We have talked to the sprinkler company and are working to set up a date for start up in the next month. As of right now they are not needed.
Reminder, if you have excessive dog poop in the yard or the yard is not picked up, Matt will skip you and you will be fined.

HOA BOARD WILL BE PROVIDING A DUMPSTER ON SITE FOR THE DISPOSAL
OF ITEMS FROM CLEANING UP YOUR PROPERTY, REPLACING FENCING, ETC.
NO: FURNITURE, CAR BATTERIES, TIRES or HOUSEHOLD GARBAGE
There should be the list of repairs that are still needed on every unit. This is to the best of our knowledge, we can not promise that this is 100% accurate, as the board made this list based off of the insurance document, Tuf Storms Invoice, and our knowledge. This list is a pretty close guess.
When replacing your fences, please if you plan on replacing and changing anything, please make sure you have your unit modification turned in and the boards approval back, before starting any work. The fences need to be completed by June 1, 2025.
